Let’s talk about one-day polyurea garage flooring installations—a flashy promise that sounds too good to be true because, well, it is. These so-called “fast-track” systems boast convenience, but they skip the most important step of all: proper preparation. Without it, your garage floor is a ticking time bomb just waiting to peel, bubble, or crack.

Here’s the deal: concrete is like a sponge. It absorbs moisture from the ground, which can then push its way up to the surface. In order for a 1-day installer to get the job done in a day, they use a quick-cure polyurea as the base coat (direct-to-concrete). And this is the problem!

In the presence of moisture, quick-curing polyureas cure quicker still, in well under an hour. They simply fail to deeply penetrate the concrete (i.e., there’s insufficient time for proper penetration or bonding). And, due to the nature of polyurea coatings, they can only be applied thinly! That means a thin, poorly penetrating base coating sits on top of the concrete—and the entire coating system is only as strong as this base (primer) coat. And what happens next? As moisture vapor transmission wicks it’s way up the porous concrete, it creates hydrostatic forces that push the thin, weakly-bonded coating up and away from the concrete slab. The result? Peeling, bubbling, and coating failure.

  • Day One: We mechanically grind the surface, opening up the concrete pores to ensure maximum adhesion of the primer coat. Then, we apply a high-build, moisture-mitigating, 100%-solids epoxy base coat. It cures slowly (we allow a full day), so it deeply penetrates and strongly bonds with the concrete. We then broadcast the customer’s chosen flake blend into this thick, “wet” primer coat.
  • Day Two: We return to apply the dual, protective 100%-solids polyaspartic topcoats. These coats provide the needed UV, impact, chemical and stain resistance. The result is a thick, multi-layered coating system built to last.

Using the epoxy primer (in lieu of the polyurea primer) and the extra installation day makes all the difference. It allows the base coat to properly anchor with the concrete, ensuring your garage flooring doesn’t fail in six months.
